FEMA Maps dictate the location of Special Flood Hazard Areas (shown In red). If a structure touches a SFHA, this can drastically affect valuation. Free, online resources and standard industry certs are often don’t provide true clarity on structure location nor official flood status.

Preliminary Maps

FEMA Maps are occasionally updated and re-released with changes that can affect the valuation of a property positively or negatively. Proposed or pending changes to a FEMA Map will be shown on a Preliminary Map.

If a Preliminary Map exists for a property, we automatically provide it along with our Flood Zone Determination Report. In the example shown here, the structure (white arrow) moved OUT of the high-risk zone or SFHA (shown here in green), increasing the property’s valuation greatly..
